In a bold move that signals potential revival for San Francisco’s commercial real estate market, local billionaire Greg Flynn has acquired the Market Center, two historic downtown skyscrapers, for a staggering $177 million.
The property, formerly owned by Paramount Group and previously known as the Chevron Towers, represents more than just a real estate transaction, it’s a strategic reimagining of urban workspace. Flynn’s vision includes transforming underutilized office areas into dynamic, community-oriented spaces that blend work and recreation.
The ground floor of 555 Market Street will become “The Break Room,” an innovative activity center featuring a massive electronic video display, basketball court, rock climbing wall, and an outdoor sports bar, all visible from the street. Upper floors will host pickleball courts, potentially accessible to the public on weekends.
This acquisition comes at a significant discount, purchasing the property at just 24% of its 2019 sale price of $722 million. Major tenants like Waymo, occupying 78,000 square feet, will remain, with Flynn offering “generous” improvement allowances to attract and retain businesses.
Flynn, whose wealth stems from managing restaurant franchises and real estate, sees this investment as more than a financial opportunity. “We’re going to bring a level of hospitality to the office market never before seen in San Francisco,” he stated.
The purchase signals potential optimism in a city grappling with post-pandemic commercial real estate challenges. By reimagining office spaces as multifunctional, engaging environments, Flynn might be pioneering a new approach to urban workspaces that could inspire similar transformations across the Bay Area.
